#1- The Pre qualification

It is important to start by getting you pre qualified for a mortgage and not all banks and mortgage brokers are the same. Depending on the type of real estate and your motivation behind purchasing the property we can help to get you in touch with the right lenders for the job. After the pre qualification stage we can confidently proceed to searching for the perfect property in the price range that best suits your budget.

2. The Consultation

To start off the journey towards finding your dream home or income property we would like to have an initial consultation with you and your family members in order to best understand your property purchasing motivations and desires. At this stage we would like for you to share with us your wish list on what you need and want out of your next property. By gathering information such as budget, type of housing, preferred neighborhoods and house features we can best understand and assist you in the search to find you the right property.

3. The Home Search

Now it's time for me to really get to work for you. Now that we have established a relationship and have a good understanding of what your dream property looks like, we will start by doing an extensive search of every property on the market that matches your budget. After this we would like to take you on a home tour to view all of the available inventory on the market that best suits your needs. If none of the homes on the market meet your needs at this exact time then no need to worry as we will monitor the market everyday for you and will work rigorously until we match you with the perfect property.

4. The Negotiation

All right so we have found you the right house but we are only half way there yet. It is now time for us to write up an offer. A lot of people think that an offer is just offering the right amount of money but in fact there is a lot more to structuring a good offer and getting it accepted than just price, but don't worry this is where we shine. We need to think about things such as deposits, included items, possession dates, terms and conditions. We are very skilled and educated in the negotiation process and will advise you along every step of the way. We will implement our assertive, creative and strategic negotiation skills in order to ensure that we have the best possible chance of getting our offer accepted.

5. The Finishing touches

Congratulations we have got you an accepted offer on the home of your dreams and are almost there. Don't worry because unlike some real estate agents we will not abandon you here. Now it's time for us to walk you through subject removal. We will help to recommend the best professionals in order to ensure that you are well protected along the way, this includes property inspectors, mortgage financiers and lawyers to facilitate with the property transfer. We will also go through title searches, property disclosure statements, strata documents and any other important information that pertains to the specific transaction to ensure that you have a complete picture of the contract and of the property before removing conditions and committing you to the deal. If it is still a go now that financing is in place and you have a full understanding of the home that you are purchasing then we will remove conditions for you. Now the only thing left for you to do is to meet with your lawyer a few days before completion and finalize the transaction. Because I always go above and beyond for my clients, we are not done yet. I will be their on possession day with the keys and a welcome home gift. If any hiccups happen along the way, let's say with movers or with how clean the home is on move in then we will be their to help with that too in order to ensure an enjoyable home purchasing experience from start to finish.
