1. The Consultation

During the first step we would like to meet with you in your home and get to know you, your goals and motivation behind selling so that we can best assist you in reaching a desirable outcome. Nobody knows your home better than you and we would love for you to take us on a tour of your property and would like to hear what you love most about your house.

2. The CMA

We will provide a complementary in depth comparative market analysis on your property. We will look at market conditions, comparable homes on the market, comparable homes recently sold and for how much in order to get a feel for how to best price your home. If your home is overpriced it will sit on the market for a long time and possibly never sell. On the flip side if your property is underpriced it will leave money on the table and give buyers the impression that there is something wrong with the home or that you are trying to start a bidding war, both of which are turn offs for buyers. This is why it is important that we conduct a multi stage CMA in order to properly price your home.

3. Getting Ready For The Market

Before we list your property for sale we would like to discuss with you some ideas on how to get the most money for your home and how to be able to sell it in the shortest time possible. We will make some suggestions on the property condition and if we think that it would be beneficial to make any improvements or repairs before listing your property. Remember a clean home gives the perception of a well maintained home. Next we will offer advice and give some tips on how to best stage your house. Potential buyers coming through want to be able to visualize what it could be and to be able to picture themselves living in the home which is hard to do if it is cluttered with personal belongings. Now that we are able to present your home in the best possible light let's get ready to hit the market. 4. Marketing

We are going to put together a unique and comprehensive marketing plan in order to reach as many potential viewers as possible and this includes advertising on a large variety of marketing platforms. Unlike some realtors that will just throw your property on MLS and hope for the best, we will combine traditional with modern techniques which we will start first by getting professional high quality photos, floor plans and if necessary a virtual tour and aerial drone footage. Next we will put your home on a Remax home tour, host an open house, use various print advertising platforms, list your property on the MLS and put it on dozens of the highest ranking and most visited real estate websites out there. Last but certainly not least we will run a unique and specifically targeted social media campaign to get your property in front of thousands of potential buyers. 

5. The Negotiation

Congratulations!! all of our marketing efforts on your home have paid off and we have an offer coming in. Now it's time for us to sit down with you and thoroughly go through every aspect of the offer to ensure that you have a good understanding of every little detail of the contract before proceeding to a counter offer or acceptance. 6. Completion

Now that we have an accepted offer, we are almost there!!
